ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Sou[hold, County of Suffolk and State of New York, being bound and
described as follows:
BEGINNING at a monument set on the easterly side of Gull Pond Lane, which said monument is sc[ at
a point on the northwest comer of premises about to be described; said point also being distant 917.82
feet southerly and southeasterly from the comer formed by the intersection of the southerly side of
North Road with the easterly side of Gull Pond Lane as measured along same;
RUNNING THENCE North 66 degrees 01 minute 20 seconds east to the edge of the dredged canal 165
feet, more or less;
RUNNING THENCE in a southeasterly direction along the westerly edge of the dredged canal to a
>oint on the northerly side of Lot 12 on said map,,140 feet, more or less;
RUNNING THENCE from the saiid westerly edge of the dredged canal on a line, which is the northerly
boundary line of Lot 12 south 60 degrees 54 minutes 30 seconds ~vest to a monument 188 feet, more or
less, to the easterly side of Gull Pond Lane;
THENCE north 43 degrees 00 minutes west along the easterly side of Gull Pond Lane for a distance of
51.51 feet;
THENCE north 68 degrees 19 minutes west continuing along the easterly side of Gull Pond Lane a
distaace of 88.99 feet to the point or place of BEGINNING.
BEING AND iNTENDED TO BF, the same premises conveyed to the party of the first part by deed
dater[ June 21, 1991, recorded June 26, 1991 in Liber 11288 cp 396.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first par[ has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in cornpliance with Section 13 of the Lien Law, covenants that the party of the
first [;,art will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpese The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
