York, bounded and described as follows:-

December 8, 1927, which Map is on file in the office of the Clerk of Suffolk County, said lot
being bounded northerly by Washington Avenue; 50 feet; easterly by land now or formerly of
Keith Powers 134.62 feet; southerly by land now or formerly of Irving C. Wells, 50 feet;
and westerly by land now or formerly of Arthur J. Levine 134.90 feet.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
and Frederick Baldwin by deed from Iola Wilson Munson a/k/a Iola W. Munson dated August
4, 1959, and recorded in the Suffolk County Clerk's Office on August 24, 1959, in Liber 4679
page 356.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as she may choose, to change her remainderman as
follows:
