THIS INDENTURE, made the ~,9, ~ool day of November, 2000 BETWEEN
CRAIG P. OSMER and MIGNON G. OSMER, husband and wife, both residing at 279 Second
Street, Greenport, New York, 11944
party of the first part,
MARGARET B. SANDERCOCK and JOHN SANDERCOCK, husband and wife, both residing at
333 East 43ra Street, New York, New York, 10017
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
i situate, lying and being in the
SEE SCHEDULE "A" ANNEXED HERETO
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the-above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
~remises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first'part will receive the consideration for this cony, eyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
SCHEDULE "A"
ALL THAT CERTAIN PLOT, PIECE OR PARCEL of land, situate, lying and being in the
Incorporated Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at the intersection of the southerly side of 2"a Street with the westerly side of 2nd
Street, said point also being 99 feet southerly from the corner formed by the intersection of the westerly side
of 2"d Street and the southerly side of South Street;
RUNNING THENCE North 85 degrees 44 minutes 50 seconds East, 5.95 feet to the westerly line of
land now or formerly of Lauwers;
THENCE South 5 degrees 46 minutes 20 seconds East, 50 feet to the northerly line of land formerly
of the Village of Greenport, now or formerly of Dawson;
THENCE South 85 degrees 44 minutes 50 seconds West along said northerly line, 67.99 feet;
THENCE North 5 degrees 26 minutes 30 seconds West, 50 feet to the southerly line of land now or
formerly of Damiani;
THENCE North 85 degrees 44 minutes 50 seconds East along said southerly line, 61.75 feet to the
point or place of BEGINNING.
TOGETHER WITH an unobstructed easement of ingress and egress 15 feet in width in common
with others from the westerly line of premises described in Schedule A over premises owned by the Village
of Greenport by Liber 7483 p 460 and Liber 7468 p 119 to 3rd Street, formerly Railroad Avenue, a public
road, bounded and described as follows:
BEGINNING at a point on the easterly side of 3rd Street, where the same is intersected by the
northerly line of land now or formerly of Tedeschi;
RUNNING THENCE along the easterly side of 3fa Street, North 6 degrees 50 minutes 00 seconds
West, 15 feet;
THENCE North 84 degrees 33 minutes 30 seconds East, 219.60 feet through land now or formerly
of the Village of Greenport;
THENCE still through lands now or formerly of the Village of Greenport, North 5 degrees 26
minutes 30 seconds West, 178.08 feet to land now or formerly of Damiani;
THENCE along land now or formerly of Damiani~, North 85 degrees 44 minutes 50 seconds East, 15
feet; ~
TItENCE through lands now or formerly of the Village of Greenport, South 5 degrees 26 minutes
30 sec°nd~ East, 192.77 feet to land now or formerly of Tedeschi;
THENCE along land now or formerly of Tedeschi, South 84 degrees 33 minutes 30 seconds West?
234.24 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by
deed dated April 10, 1989 recorded in the Office of the Clerk of the County of Suffolk on April 18, 1989 in
Liber 10838 page 472.
