a course of North 68 degrees 53 minutes 20 seconds West, from a point in the westerly line of land now or formerly oflnez
Fordham; and
RUNNING THENCE South 25 degrees 06 minutes 40 seconds West a distance of 109.00 feet to a point and the ordinary high
water mark of Greenport Harbor;;
THENCE along the ordinary high water mark of Greenport Harbor No~th 66 degrees 23 minutes i 0 seconds West, a distance of
24.95 feet to a point and land now or formerly of Fall;
THENCE along said lands North 25 degrees 06 minute~ 40 seconds East, a distance of 108.71 feet to a point;
THENCE North 21 degrees 06 minutes 40 seconds East, a distance of 100.00 feet to a point in Stifling Basin;
THENCE South 68 degrees 53 minutes 20 seconds East, a distance of 25.00 feet to a point;
THENCE South 21 degrees 06 minutes 40 seconds West, a distance of 100.00 feet to the point or place of BEGINNING.
TOGETHER WITH and Subject lo a Right of Way in common with others upon, over and across a parcel of land adjoining
said last above mentioned right of way on the north thereof and which parcel of land is referred to as parcel "C" in the
Interlocutory Judgment of 1929 in the Partition Action in the County Court, Suffolk County, entitled Archibald N. Young,
plaintiff, against Nettie E. Hall and others, defendants, which said last mentioned right of way extends north to Manhanset
Avenue.
BEING the same premises described in the deed to the parties of the first part herein by deed to the grantor in LIBER 8520
PAGE 236.
The grantors herein being the same person(s) as the named grantees in a certain deed in LIBER 8520 PAGE 236 in the Office of
the Clerk in the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND thc party of the first part covenants that thc party of thc first part has not done or suffered anything whereby
the said premises have been incumbered in any wa~, whatever, except as aforesaid.
AND the party of the first part, in compliance with .Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conv~eyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
i'u-st to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
