ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lyin~

roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenance>
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party ol
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of th~
first part will receive the consideration for this conveyance and will hold the right to receive such consideratioi
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the sam,
first to the payment of the cost of the improvement before using any part of the total of the same for any othei
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE A
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Greenport, Town of Southold, County of Suffolk and
State of New York, being lot 12 and the southerly 1/2 of lot 11, on a certain map entitled,
"Map of Greenport Shores Section 1 ", filed on July 29, 1950 in the Office of the Clerk of
the County of Suffolk under No. 1759, which said lot and part of lot, when taken together
as one parcel, are more particularly bounded and described as follows:
Beginning at a point on the easterly side of Shore Drive at its intersection with the
division line between lots 12 and 13 on the aforesaid map. Said point being also distant
577.7 feet southerly from the comer formed by the intersection of the easterly side of
Shore Drive with the southerly side of Shore Drive;
RUNNING THENCE North 6 degrees 19 minutes 20 seconds East, along the easterly
side of Shore Drive, 75 feet;
RUNNING THENCE South 83 degrees 40 minutes 40 seconds East, 125 feet to a point in
a line extending South 6 degrees 19 minutes 20 seconds West, from the northwesterly
comer of the land now or formerly of Harry G. Steinmetzt Estates, which point of
beginning is distant 558.75 feet southerly from the said land of Steinmetz;
RUNNING THENCE south 6 degrees 19 minutes 20 seconds West, 75 feet;
RUNNING THENCE North 83 degrees 40 minutes 4 seconds West, along the aforesaid
division line, 125 feet to the easterly side of Shore Drive at the point or place of
beginning.
Being and intended to be the same premises as conveyed to the grantors herein by deed
dated 4-14-98 and recorded 4-24-98 in liber 11890 page 161
