KAVANAGH, residing at (Nog) Maple Lane, Greenport, New York. party of the first part, and BP, lAN K. THENCE North 56 degrees 29 minutes 10 seconds East, 270.08 feet to land now or formerly of Rutkowski; THENCE along said land the following courses and distances: (1) South 33 degrees 30 minutes 50 seconds East, 287.54 feet, and (2) North 85 degrees 45 minutes 20 seconds East, 250 feet to the point or place of BEGINNING. TOGETHER WITH a right of way from the northwesterly corner of the premises northerly .~. about 2100 .feet to the Main Road over Maple Lane as the same is shown on Map of Section 1,, s ~.. Cleaves Po!nt, filed in the Suffolk County Clerk's Office September 10, 1957, as Map 2752. SUBJECT TO a 'fight of way 15 feet in width running from the northerly end of Maple Lane to the northwesterly corner of the premises, thence easterly along the northerly boundary of the premises about 270 feet, thence southerly along the easterly line of the premises and land of Rutkowski about 287 feet; thence southeasterly along other land of Rutkowski about 250 feet to other land now or formerly of Bernard Kaplan. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Bernard Kaplan and Theodore Kaplan d/b/a Dawn Estates Shopping Center dated April 20, 1965, and recorded in the Suffolk County Clerk's Office on April 23, 1965, in Liber 5734 page 346. TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said ..premises; TO HAVE AND TO HOLD the premises herein 'granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
