WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and being in the Village of Greenport, Town of Southold, County of Suffolk and State of
New York and bounded and described as follows:
BEGINNING at a monument on the westerly side of First Street distant 256.20
feet northerly when measured along the westerly side of First Street from the
corner formed by the intersection of the westerly side of First Street with the
northerly side of Center Street;
running thence South 83 degrees 15 minutes 50 seconds West and along land now
or formerly Percy J. Tuthill and passing through a monument, 300.63 feet to the
Easterly side of Second Street;
thence North 6 degrees 47 minutes West along the Easterly side of Second
Street, 50.22 feet to land now or formerly Lakowitz;
thence North 83 degrees 15 minutes 40 seconds East along last mentioned land
and along land now or foraterly june E. Proferes and passing ~hrough a monument
300.60 feet to a monument in the Westerly side of First Street:
thence South 6 degrees 48 minutes 40 seconds East along the Westerly side of
First Street, 50.24 feet to the monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors herein by
a deed dated the 24th day of Agust, 1970 and recorded in the office of the Clerk of
Suffolk County on the 25th day of August, 1970 in Liber 6795 Page 448.
TOGETHER with all fight, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and fights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first pan will receive the consideration for this conveyance and will hold the fight to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indeniure so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
