first part, and Z & L KAPLAN, LLC. with a mailing address of 232 Fourth Avenue.

WITNESSETH, that the party of the first part, in consideration of Ten ($10.00)
Dollars and other valuable consideration paid by the party of the second part. does hereby
grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Village of Greenpor[, Town of Southold,
County of Suffolk and State of New York. bounded and described as follows:
BEGINNING at a point on the easterly side of Fourth Avenue, where the same is
intersected by the southerly line of land formerly of Edward Webb, being the northwest
corner of the premises hereby conveyed; running thence in a southerly direction, along the
easterly line of Fourth Avenue, a distance of 101.47 feet; running thence in an easterly
direction, 220,52 feet to land formerly of Arnold, now of Carloz. zi; running thence along
land last mentioned, a distance of 44.8 feet to land formerly of Mellas, now of Carlozzi;
running thence in a general westerly direction, along said land formerly of Mellas, now of
Carlozzi, 50 feet to the southwest corner of said land formerly of Mellas, now of Carlozz,;
running thence northerly, along the westerly line of land formerly of Mellas, now f
Carlozzi, 52 feet to land now or formerly of William Gaffga; running thence westerly, along
land now or formerly of William Gaffge. Bennett, Washington White, and Edward Webb,
a distance of 172.17 feet to the point or place of beginning.
BEING and intended to be the same premises conveyed by Dorothy F. Kaplan to
Zelek Micah Kaplan by deed dated February 16, 1980, recorded in the Suffolk County
Clerk's office February 19, 1980, at liber 8779 of conveyan, ces, page 189~
TOGETHER with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part. the heirs or successors and assigns of the party
of the second part forever.
AND the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid
AND the party of the first part. in compliance with Section 13 of the Lien Law.
