WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second pan, the heirs or successors and assigns of the party of the second part
forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the
SEE SCHEDULE A ATTACHED HERETO AND MADE A PART HEREOF
Being the same premises as described in the deed to the party of the first part dated August 30,
1984 and recorded September 7, 1984 in Liber 9636 Page 178.
TOGETHER with all right, title and interest, if ally, of the party of tile first pall in and to any
streets and roads abutting the above described premises to tile center lines thereof; TOGETHER
with the appurtenances and the estate and rights of the party of tile first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered ill any way whatever, except as
aforesaid.
AND the party of the first part, ill compliance with Section 13 of tile Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose The word
"party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Greenport, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Gull Pond Road (Lane) distant 1729.04 feet
southerly and eastedy as measured along the westerly and southerly side of Gull Pond Road
from the corner formed by the intersection of the southerly side of North Road with the westerly
side of Gull Pond Road, said point of beginning also being where the division line between
premises hereinafter described and premises now or formerly of Preston and others intersects
the southerly side of Gull Pond Road; running then along the southerly side of Gull Pond Road
South 30 degrees 00 minutes Eat 275.0n feet to land nor or formerly of Braider; running thence
South 60 degrees 00 minutes West along said land nor or formerly of Braider; land now or
formerly of Marcus and an easement 556.26 feet; running thence North 82 degrees 00 minutes
West along the northeasterly side of Fiddler Lane 27.78 feet to land now or formerly of Marcus;
running thence North 39 degrees 13 minutes 00 seconds West along said land 261.27 feet to
other land now or formerly of Marcus; running thence North 60 degrees 00 minutes East along
said land 620.0 feet to the southerly side of Gull Pond Lane, the point or place of BEGINNING.
TOGETHER WITH an easement contiguous to the southerly corner of said lot which may be
used by the parties of the second part and may be improved with plants and shrubs but not any
buildings or structures. Said easement being described as follows:
BEGINNING at a point where the westerly line of Anglers Road intersects the northerly line of
the premises now or formerly of Quintin and thence running North 72 degrees 14 minutes 50
seconds West 151.12 feet to a point and thence along the division line of the premises herein
conveyed to the party of the second part South 82 degrees 00 minutes East 70 feet and thence
through the premises now or formerly of Marcus South 45 degrees 46 minutes 20 seconds East
116.25 feet to the point or place of BEGINNING.
TOGETHER WITH a non-exclusive twenty foot right of way from the easterly end of Gull Pond
Road running from said Gull Pond Road to Gull Pond. Said easement being described as
follows:
BEGINNING at a point on the easterly line of the 100 feet turnaround at the southerly end of
Gull Pond Road, said point being the southwesterly corner of land of Farrell and lot 1 on "Map of
Fordham Acres - Section One", filed in Suffolk County Clerk's Office as Map No. 3519; from
said point of beginning running along said land of Farrell, four courses" (1) North 60 degrees 00
minutes East 48.30 feet; thence (2) South 47 degrees 00 minutes East 6.9 feet; thence (3)
North 43 degrees 00 minutes East 22.50 feet; thence (4) North 60 degrees 00 minutes East
68.00 feet to the ordinary high water mark to a point which is 20.0 feet from said land of Farrell;
thence South 60 degrees 00 minutes West 110 feet, more or less, to said easterly line of the
turnaround; thence along said easterly line, North 30 degrees 00 minutes West 20.0 feet to the
point of BEGINNING.
