BEGINNING at a point on the westerly line of said private road
known as "Maple Lane", distant 222.85 feet southeasterly from the
intersection of the southerly line of Main Road and the westerly
line of "Maple Lane",

the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants Lhat the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of Ihe cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" $hall be construed as if it read "parties n whenever the sense of this indenture so requires.

thence running the following three (3) courses and distances:
(1) South 66 degrees 39' 50" west 375.31 '; (2) North 21 degrees
04' West 25.0'; and (3) NOrth 66 degrees 39' 50" East 370',
more or less, to the westerly line of "Maple Lane"; thence
along the westerly line of "Maple Lane", South 42 degrees
00' East 25' more or less, to the point or place of BEGINNING.
SUBJECT to water lines and electric easements in common with
others that may now exist or hereinafter be installed and
maintained in or along the aforementioned 25 foot right of way.
TOGETHER with beach rights into that area adjoining Gardiner's
Bay designated as "Reserved Area" on a certain subdivision map
filed in the Office of the Clerk of the County of Suffolk on
