THIS INDENTURE, made the Iq'~ day of August, in the year Two Thousand BETWEEN MYONG KANG f/n/a MYONG CORAZZ1NI, residing at 69 Sousa Boulevard, Hudson, New Hampshire 03051 party of the first part, and WARREN R. CORAZZ1NI, residing at 1375 McCann Lane, Greenport, New York 11944 party ofthe second pan, WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, her undivided one-half interest in and to ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot Number 11 on a certain map entitled, "Map of Eastern Shores", and filed in the Office of the Clerk of the County of Suffolk on April 26, 1964, as Map Number 4021, said lot being more particularly bounded and described according to said map as follows:- BEGINNING at a point on the westerly side of McCann Lane where the same is intersected by the division line between lots 11 and 12 on said map, said point also being distant 590.26 feet southerly from the corner formed by the intersection of the westerly side of McCann Lane and the southerly side of Sound Drive; RUNNING THENCE along the westerly side of McCann Lane, South 15 degrees 55 minutes 50 seconds East, 110.00 feet to the division line between lots 10 and 11 on said map; THENCE along said division line, South 74 degrees 04 minutes 10 seconds West, 160.00 feet to land of Klasfeld, formerly of Burt; THENCE along said land, North 15 degrees 55 minutes 50 seconds West, 110.00 feet to the division line between lots 11 and 12 on said map; THENCE along said division line, North 74 degrees 04 minutes 10 seconds East, 160.00 feet to the westerly side of McCann Lane, the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June 11, 1992, and recorded in the Suffolk County Clerk's Office on June 18, 1992, in Liber 11486 page 075. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
