and being in thrown of Southold, County of Suffolk and State of New York, known and
designated as lot 7 and part of lot 8 on "Map of Champlin Estates", filed in the Suffolk
County Clerk's office as map 337, bounded and described as follows:
3EGINNING at a point on the southerly side of Champlin Place, distant 98 feet westerly
from the intersection of the southerly side of Champlin Place and the westerly side of
Sterling Place;
RUNNING THENCE South 15 degrees 35 minutes 00 seconds East, along land now or
formerly of Blydenburgh, 71.41 feet;
RUNNING THENCE South 74 degrees 06 minutes 20 seconds West, along land now or
formerly of Ciupryk and one Ruthinoski, 45 feet;
RUNNING THENCE North 16 degrees 35 minutes 00 seconds West, along land now or
formerly of Henry 70.87 feet to the southerly side of Champlin Place;
RUNNING THENCE along Champlin Place, North 73 degrees 25 minutes 00 seconds East,
45 feet to the point or place of BEGINNING.
THE grantor herein being the same person as the named grantee in deed recorded in Liber
11672 page 740.
BEING AND INTENDED TO BE the same premises as conveyed to the grantor by deed
recorded in Liber 11672 page 740.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHF, R with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party eftbe second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
