paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

State of New York, known and designated as and by Lot No. 17 as shown on a certain
map entitled, "Map of August Acres, Section 1" and filed in the Off~ce of the Clerk
of the County of Suffolk on June 3, 1991, as Map No. 9107, bounded And described
as follows:

TOGETHER with ell right, title and interest, if any, of the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER wieb the appurtenances
and all the estate a~d rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anytbing
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party o~
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before nslng any part of the total of the same for
any other purpose.
The word "party" shall be eonstrned as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Arshamoaque, in the
Town of Southold, County of Suffolk and State of New York, known and designated as and by Lot
No. 17 as shown on a certain map entitled, "Map of August Acres, Section 1" and filed in the Office
of the Clerk of the County of Suffolk on June 3, 1991, as Map No. 9107, bounded and described as
follows:
BEGINNING at a point on the northeasterly s~de of August Lane a tie d~stance of 285 33 feet
southeasterly from the extreme southeasterly end of an arc of a curve which connects the southerly
side of Wells Lane with the northeasterly side of August Lane; said point also being where the
division line between Lot Nos. 16 & 17 on the aforesaid map intersects said northeasterly side of
August Lane;
PUNNING THENCE North 31 degrees 17 minutes 30 seconds East along-said division line
between Lot Nos. 16 & 17, 253.40 feet;
THENCE South 44 degrees 12 minutes 40 seconds East, 175.00 feet to the division line
between Lot Nos. 17 & 18 on the aforesaid map;
THENCE South 36 degrees 59 minutes 20 seconds West along said last mentioned division
line, 251.03 feet to the northeasterly side of August Lane;
THENCE North 43 degrees 09 minutes 40 seconds West along the northeasterly side of
August Lane, 150.00 feet to the point or place of BEGINNING.
