party of the first part, and
TIMOTHY MUELLER, residing at 515 West 20t~ Street, 2nd Floor, New York, New York

party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being near Greenport, in the Town of Southold, County of Suffolk
and State of New York and being a portion of the premises shown and designated as Part of
Lot Nos. 3 and 4, in Block 2, on a map entitled "Map of Fleetfield", filed in the Office of the
Clerk of the County of Suffolk on February 6, 1942 as Map No. 1351; which said parts of lots
when taken together are more particularly bounded and described as follows:
BEGINNING at a concrete monument set on the easterly line of Middleton Road at the
southwesterly comer of lands of the party of the first part, being 45.0 feet southerly along said
easterly line from the southwesterly comer of Lot No. 2 as shown on the above referenced
map; from said point of beginning
RUNNING THENCE along lands of the party of the first part, being through Lot No. 3 as
shown on above referenced map, North 83 degrees 41 minutes 50 seconds East, 148.36 feet to
a concrete monument and land now or formerly of A. M. Tasker Estate;
THENCE along said land now or former of A. M. Tasker Estate, South 13 degrees 53 minutes
20 seconds East, 65.30 feet to land of Herbert Studier;
THENCE along said land of Herbert Studier, being through Lot No. 4 as shown on above
referenced map, South 76 degrees 25 minutes 40 seconds West, 151.84 feet to a concrete
monument set on said easterly line of Middleton Road;
THENCE along said easterly line of Middleton Road the following two (2) courses and
distances:
(1) North 17 degrees 21 minutes 40 seconds West, 50.0 feet;
(2) North 1 degree 00 minutes West, 35.0 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Reginald B. Hudson, dated August 29, 1952, and recorded September 4, 1952, in
the Office of the Suffolk County Clerk in Liber 3401, Page 136.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
