WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being~ntk~ more particularly set forth on Schedule A attached
hereto and made a part hereof.
Being and intended to be the same Premises conveyed to
the party of the first part by deed dated September 25,
1985 and recorded on October 28, 1985 in Liber 9902,
cp 425.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-descrthed premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part. the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the-Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 140, the northerly one-half of Lot No. 141 and the southerly 25 feet
of an unnumbered lot lying between Lot No. 138 and Lot No. 140, as shown on a certain map entitled, "Amended Map A
of Peconic Bay Estates", which said map was filed in the Suffolk County Clerk's Office on May 19, 1933 as Map No.
1124, being bounded and described as follows:
BEGINNING at a monument set in the westerly side of Bayshore Road, which point is North 23 degrees 51 minutes 00
seconds West, 3.00 feet from an angle point in the westerly side of Bayshore Road and which point of beginning also
marks the intersection of the southerly line of land now or formerly of Kiefer and others with the westerly side of
Bayshore Road;
RUNNING THENCE along the westerly side of Bayshore Road, South 23 degrees 51 minutes 00 seconds East, 3.00 feet;
RUNNING THENCE still along the westerly side of Bayshore Road, South 16 degrees 59 minutes 20 seconds East, 97.02
feet to a monument;
RUNNING THENCE South 73 degrees 00 minutes 40 seconds West, 125.00 feet to the easterly line of land now or
formerly of Ruocco;
RUNNING THENCE along said land of Ruocco the following two (2) courses and distances;
