Tasker, running thence in a general northerly direction along the southwesterly line of Sound Avenue a distance of one hundred (100) feet, running thence westerly on a line at right angles to the southwesteHy line of Sound Avenue South 62 degrees 21 minutes 30 seconds West one hundred five (105) feet to land now or formerly of Edna A. Brown and Samuel Levine, running thence southerly and parallel to the southwesterly line of Sound Avenue one hundred (100) feet, running thence easterly still along land now or formerly of Edna A. Brown and Samuel Levine and parallel to the second course one hundred five (105) feet to the point or place of beginning, BEING AND INTENDED TO BE the same premises conveyed to JOSEPH A. STANILAUS and ANN STANILAUS, his wife, by deed dated May 24, 1952 and recorded in the Suffolk County Clerk's Office on May 27, 1952 in Liber 3358 of Deeds at Page 165. RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and ~mprovements thereon erected in and to the party of the first part, ANN STANILAUS, solely for the use and occupancy of said party of the first part. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the ~remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so requires.
