granted unto the parry of the second part,the heirs or successors and assigns of the party ofthe second pan forever.
AND the parry of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment ofthe cost of the improvement before using any pan of the total of the same for any other purpose.

It is grantors intention to transfer his entire 'h interest in the property described into JOSEPH J.
ARONICA AND MICHELE L. ARONICA TENANTS BY THE ENTIRETY.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate. lying and being in the Town of Southold County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the southerly side of Oakwood Drive distant 110 feet westerly from the
corner formed by the intersection of the southerly side of Oakwood Drive and the westerly side of
North Bayview Road;
RUNNING THENCE from said point of beginning along the southerly side of Oakwood Drive
South 83 degrees 05 minutes 30 seconds West 105 feet;
RUNNING THENCE South 6 degrees 54 minutes 30 seconds East 250 feet more or less the
ordinary highwater mark of Goose Creek;
RUNNING THENCE easterly along the said highwater mark 105 feet more or less to point which is
distant 230 feet more or less as measured on a course South 6 degrees 54 minutes 30 seconds East
from the point of beginning;
RUNNING THENCE North 6 degrees 54 minutes 30 seconds West 230 feet more or less to the
southerly side of Oakwood Drive at the point or place of BEGINNING.
