lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being as per Schedule A ailached and made a part hereoF,
BEING AND INTENDED TO BE the same premises conveyed to Emanuel Development Corp. by deed from
Emanuel Arturi and Marie Clarke Arturi, his wife, dated October 26, 2005 and recorded on November 17, 2005
in Liber 12420 Page 534 in the Office of the Suffolk County Clerk, New York.
SAID PREMISES KNOWN AS AND BY street number 60 Laurel Court, Laurel, NY 11948.
This conveyance is being made in the regular course of bnsiness by the party of the first part herein with the
unanimous consent of all shareholders.
TOGETI1ER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises;
TO HAVEAND TO HOLD thc premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it rend *'parties" whenever the sense of this indenture so
requires.

SCHEDULE A - DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at Laurel, in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lot 21 as shown
on a certain map entitled, "Map of Laurel Link" and filed in the Office of the Clerk of the County
of Suffolk on November 23,2001 as Map Number 10712, said lot being more particularly
bounded an described as follows:
BEGINNING at a point on the southerly side of Laurel Trail where same is intersected by the
division line between lots 22 and 21 on the above mentioned map;
RUNNING THENCE easterly along the southerly side of Laurel Trail along an arc of a curve
having a radius of 402.68 feet a distance along said ~urve of 119.86 feet;
RUNNING THENCE ~along an arc of a curve bearing to the right having a radius of 25.00 feet a
