WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the County of Suffolk, State of New York,
BEGINNING at a point on the southerly line of a 50 foot Right of Way, said point being 411.50'
east of the easterly line of Camp Mineola Road -, thence running along the southerly line of said
Right of Way S89° 09'E 44.50' to a concrete monument and land now or formerly of Mary
Smith, thence along said land S5° 38' 30"E 594.79' to the high water line of Peconic Bay, thence
along a tie line along Peconic Bay S79° 21' 13"W 25.90' to a point, running thence northerly the
following 5 courses and distances to the southerly line of the afore-mentioned 50' Right of Way;
1) N5°38'30"W 119.96'
2) S86°28'31"W42.92'
3) N4°31'29"W 84.18'
4) N89°13'32"E18.97'
5) N5°04'30"W 398.00 to the southerly line of the 50' Right of Way at the point of
BEGINNING.
AND further described as lot I on a certain map filed in the Office of the Clerk of Suffolk
County on August 10, 1995 under map number 9726
Reserving, however, in party of the first part, Adlyn J. Syverson, a life estate, and
Being the same premises conveyed to party of the first part by deed dated November 2nd, 1995
and'recorded November 16, 1995 in the Office of the Clerk of Suffolk County in Liber 11750,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the part of the first party has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
