premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,

first part will receive the consideration for this conveyance and will held the right to receive such consideration

ALL that certain plot, piece or pamel of land, situate, lying and being near Nassau Point in the Town of Southold, County
of Suffolk and State of New York, known and designated as part of Lot No. 35 on a certain map entitled, "Map of Nassau
Farms, situate at Peconic, Suffolk County, New York, surveyed by Otto W. Van Tuyl, Licensed Surveyor, Greenport,
NY" and filed in the Office of the Clerk of the County of Suffolk on March 28, 1935 under File Map No. 1179, being
bounded and described as follows:
BEGINNING at the northerly comer thereof distant westerly 145.49 feet as measured along the division line of Lots 34
and 35 as shown on said map from the westerly side of Pine Tree Road;
RUNNING THENCE South 18 degrees 24 minutes 20 seconds East, 64.95 feet;
THENCE South 80 degrees 14 minutes 40 seconds West, 150.56 feet;
THENCE North 23 degrees 50 minutes West, 60.00 feet;
THENCE North 78 degrees 01 minutes 50 seconds East, 155.49 feet to the point or place of BEGINNING.
TOGETHER with a right of ingress and egress over a l0 foot more or less right of way to Pine Tree Road, bounded and

BEGINNING at the southeast comer of the premises hereinbefore described and from said point of beginning running
