first part will receive the consideration for this conveyance and will hold the right m receive such consideration as

'Suffolk and State of New York, known and designated as part of
"The Tennis Court and Playground" on Subdivision Map of Cedar
Beach Park, and filed in the office Of the Clerk of the County
of Suffolk on December 20, 1927, as map number 90, being more
particularly bounded and described as follows:
BEGINNING at a point distant the following two courses and
distances from the corner formed by the intersection of the
westerly side of Cedar Beach Road with the northerly side of
Main Bayview Road:
