WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or g5esws and assigns of the party of the second part forever, a .105 interest in her remaining

lying and being in the Village of Greenport, Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the easterly line of Fourth Street, 200.00 feet northerly
along said easterly line from Flint Street, said point of beginning being the
southwest corner of land n/o/f of John F.A. Kalbert, Trustee, and from said
point of beginning;
THENCE along said easterly line of Fourth Street, North 7 degrees 17 minutes
30 seconds East, 102.79 feet to the southerly line of a 15 foot wide right of way
THENCE along said southerly line of said right of way, South 87 degrees 44 minute;
50 seconds East, 140.33 feet to land n/o/f of Kalbert;
THENCE along said land n/o/f of Kalbert, South 7 degrees 11 minutes 20 seconds
West, 114.87 feet to land n/o/f of Burden;
THENCE along said land n/o/f of Burden, North 82 degrees 48 minutes 40 seconds
West, 140.00 feet to the point or place of BEGINNING.
TOGETHER WITH a right of way for ingress and egress over the said 15 foot wide
right of way adjoining the aforementioned property to the north and running from
the northwesterly corner of the premises herein described easterly 365.00 feet
more or less to Greenport Harbor and ingress and egress to a parcel 65 x 50 feet
at the end of said right of way as per Liber 7707 cp 516.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
.tile first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
