BEGINNING at a point on the southwesterly side of Wells Road, distant 4105.08 feet more or
less, southwesterly and westerly and northwesterly as measured along the easterly, southerly and
southwesterly side of Wells Road from the corner formed by the intersection of the easterly side
of Wells Road and the southerly side of Main Road;
Running Thence South 30 degrees 14 minutes 30 seconds west, along land of Edwin Foy,
194.41 feet to Richmond Creek;
Thence along Richmond Creek, the following tie-line course and distance, north 71 degrees 12
minutes 03 seconds west, 233.92 feet to land now or formerly ofHallock;
Thence North 48 degrees 27 minutes 40 seconds east along said land 253.53 feet to the
southwesterly side of Wells Road;

Thence South 59 degrees 45 minutes 30 seconds east, along the southwesterly side of Wells
Road, 150.00 feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to Donald
Gruen and Renee Gruen, his wife, by deed dated 10/30/86 and
recorded 11 /21 /86 in Liber 10174 page 134.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
