THIS INDENTURE,made February 5, 1999, among Anthony Pirrera as surviving
tenant by the entirety,�avmg an address at 239B East It
in Street, Patchogue, New York 11772
("Grantor"), and MarEboldberg and his wife Madelyn'^Goldberg, each having an address at 44
eicFranklin Street, Northport, New York 11768 (collectively hereinafter referred to as "Grantees").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which is hereby acknowledged,does hereby grant and
release unto Grantees,as tenants by the entirety,and their heirs,executors,administrators,successors
and assigns forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements
thereon erected,situate,lying and being in Greenport,the County of Suffolk,and the
State of New York, being more particularly described in Exhibit A attached hereto
and made a part hereof,
/ BEING AND INTENDED to be the same premises conveyed to the Grantor herein
and SALLY ANN PIRRERA(now deceased);by deed made by Howard Enterprises,
Inc., dated 5/31/90, recorded 6/13/90, in Liber 11085,Page 303,
SAID PREMISES known as and by street address Pipes Cove,Unite E,Sixth Street,
Greenport,New York 11944;and same is intended for use as a one-family residence.
TOGETHER with all right,title and interest,if any,of Grantor in and to any streets
and roads abutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees,as tenants
by the entirety, and their heirs, executors, administrators, successors and assigns forever.
Grantor is the owner of said premises. Said premises is not located in an agricultural
district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
. Grantor, in compliance with Section 13 of the Lien Law, covenants that he will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before using
any part of the total of the same for any other purpose.
IN WITNESS WHEREOF, Grantor has duly executed this deed on the date first
above written.

Southold, County of Suffolk and State of New York known and designated as Unit No. E,
together with a 10.58% undivided interest in the common elements of the condominium
hereinafter described as the same is defined in the Declaration of Condominium hereinafter
referred to the real property above described is a Unit shown on the plans of a Condominium
prepared and certified and filed in the Office of the Clerk of the County of Suffolk on the 19th day
