WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Greenport, in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at an iron pipe on the westerly line of Madison Street 170.64 feet northerly along said
westerly line from Wilmarth Avenue; said point of beginning being the northeasterly corner of land of
Corazzini; from said point of beginning running along said land of Corazzini, South 76 degrees 06 minutes
40 seconds West, a distance of 139.33 feet to an iron pipe and Lot 9, Block 2, "Map of Fleetfield", Suffolk
County File No. 1351;
THENCE along said Lot 9 and along Lot 8, North 13 degrees 53 minutes 20 seconds West, a distance of
70.0 feet to a monument and land of Pfluger;
THENCE along said land of Pfluger, North 76 degrees 06 minutes 40 seconds East, a distance of 130.0 feet
to a monument on said westerly line of Madison Street;
THENCE along said westerly line, South 21 degrees 29 minutes 00 seconds East, a distance of 70.62 feet to
the point of beginning.
TOGBTHER WITH all the right, title and interest of the seller in and to an easement dated March 12, 1985
over land of John S. Doroski, Sr. and Mary E. Doroski, his wife, and recorded in Liber 5715 of
conveyances page 333.
RESERVING, HOWEVER, a legal life estate in the above-described premises to the party of the first part.
BEING AND INTENDED TO BE the same preypises conveyed to the party of the first part and James L.
Durking, deceased 1/23/99, on August 1, 1986 recorded in the Office of the Clerk of the County of Suffolk
on August 7, 1986 in Liber 10095 page 533.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
