Resolution:
WHEREAS,
1535 New Suffolk Road, Cutchogue, is on the Town of
Southold, New York State and National Registers of Historic
Places, and
WHEREAS,
as set forth in Section 56-7 (b) of the Town Law (Landmarks
Preservation Code) of the Town of Southold, all proposals
for material change/alteration must be reviewed and granted
a Certificate of Appropriateness by the Southold Town
Landmarks Preservation Commission prior to the issuance
of a Building Permit, and
WHEREAS,
an application has been submitted to rebuild/reassemble an
historic outbuilding as shown on materials dated May 11,
2006, and
WHEREAS,
a public hearing for the purpose of considering approval of
the proposal has been concluded, and
WHEREAS,
it appears that the project requires no further review, and
WHEREAS,
the Commission has made the following findings of fact
concerning the property and the proposal:
The outbuilding at 1535 New Suffolk Road is a
contributing element of the registered landmark property.
Constructed in the late 1700s, the building retains
sufficient integrity to reflect its architectural and historical
significance.

The purpose of the proposal is to replace deteriorated
elements, reassemble the frame exactly as it had been,
and strengthen the overall structural integrity of the
building.
The proposal will not have a substantial adverse effect on
the aesthetic, historical or architectural significance of the
listed landmark.
NOW THEREFORE BE IT RESOLVED, that the Southold Town Landmarks
Preservation Commission determines that the proposal as
presented at the public hearing meets criteria for approval
under Section 56-7 (b) of the Town Code, and
BE IT FURTHER RESOLVED, that the Commission approves the request for a
Certificate of/Appropriateness.

Scope of Work:
The project that is underway at 1535 New Suffolk Road on "Freddy's Little
Structure" is a restoration project.
A restoration is: An act of bringing back to a former unimpaired or
improved condition.
The sole purpose of our project is to return the structure in question to an
unimpaired (and in unseen ways improved) condition. We are not
attempting to renovate this structure.
A renovation is: To restore something to a fomter but better (more useful)
state in a manner that preserves its life, vigor, or activity.
Reason for Work:
To preserve a piece of history for future generations to enjoy. This
particular structure was the original house on the property predating the
nearby main house which has already been restored. The main house (aka
Freddy's House) was built in 1798. This particular structure is believed to
have been erected prior to that in the late 1700s.
Description of the Project Underway:
Work Already Completed:
Repair of Foundation - Three of the four walls of the house foundation
were taken down and then meticulously restacked by Grey Masonry. The
work was carefully done to appear completely dry stacked but concrete was
used beh'md the scenes for improved support to prevent future cave-ins. No
concrete is visible. Tim Grey did an exceptional job on this project and
should have his name tucked away by this commission as someone to
recommend for exceptional renovation and restoration work.
Repair of Building Frame - There was extensive decay to this particular
building's frame and it was, in fact, in immanent danger of falling over. As
a result, if the building was to be saved, it had to be completely dismantled
in order to make it safe to work on. That was done with each piece being
carefully labeled. Original timbers were than assessed for future use and,
when necessary, replaced with other period appropriate hand hewn oak
timbers. This process has been costly and time consuming with trips being
made to various states in the North East to carefully match timbers.
Reassembly of Frame - Once the timbers were assessed, and replacement
timbers matched, the frame was reassembled exactly as it had been with two
differences: first, anchor bolts were used to anchor the frame to the
foundation. Originally the frame was just balanced atop its 16 foot long by 8
foot deep foundation. The bolts add support to the overall structure and are
completely hidden. Secondly, a termite shield was added to protect the
timbers from future damage. Again, this addition will be completely hidden
when the work is complete. Nails that will be visible upon project
completion are all cut nails and supplied by the countries oldest
manufacturer of nails.
That sums up the work that has been completed to date. The small amount
of framing and studding that remains will use all original timbers.
Moving Forward:
Putting on the Roof- The roof we will be using is a hand split cedar
shingle. This is different from the sawn cedar shingles used elsewhere on
the property.
Sheathing the Building - We will be using ship lapped 1 x 9 ban sawed #2
pine as sheathing. This will best replicate the cuts of a cross cut saw while
avoiding the telltale modem cuts of a circular saw.
Covering the Sheathing- We will be covering the sheathing with felt
paper. This was, of course, not in place originally but will improve the
condition and longevity of the structure while being completely undetectable
on the final product.
Clapboard Siding - The outside of the structure will be covered with cedar
clapboard siding with a 6 inch exposure that will be face nailed with fire
door clinch nails. Fire door clinch is similar to the "rose head" nail used on
the "Old House" in Cutchogue except that this is a simpler cut more
appropriate to the simple small dwelling being restored.
Windows - The windows are being custom reproduced. The material
utilized will differ from the original as we plan to use cypress. Each window
frame and trim will be hand planed and have hand cut beads to match the
originals. Window glass will be hand blown reproduction glass with a
minimum of one air bubble per pane.
Door - The door will also be custom reproduced. Again, we will use
cypress this time in the form of I x 11 tongue and groove. Both sides will
be hand planed and nails will be hand clinched as they were originally.
Original strap hinges and latch will be used.
Building Trim - The trim will also be of cypress and will be lx or 5/4
dimension with both hand planed and hand cut beading.
Exterior Paint- The paint to be used on the exterior of the building will
match the remainder of the farm complex. The color is a Sherwin Williams
color called Cottage Cream and the trim will be a darker yellow called
Cupola Yellow. The door will be a very dark red called Iron side. All
colors are already in use on the rest of the farm complex buildings and will
be brush applied.
Inside the Building:
Walls - The interior walls will be finished "plaster ready." Originally this
building had finished plaster walls inside. We will be leaving the walls
uncovered in order to leave the beautiful timber framework visible to
visitors. Should a future family member want to finish the restoration to its
complete original status the final plaster application would be easy.
Flooring - We will be using wide plank antique pine floorboards.
Samples of Materials:
Material samples are hard to supply up front for a restoration project like this
one. The materials are often expensive, difficult to obtain, or are time
consuming to make. We welcome anyone from the commission to stop by
to look at what we are working with as the project progresses. Our goal is to
complete a museum quality restoration. We do not believe anyone on this
commission will have a problem with any of the materials we choose to use

Use of Structure:
The final use of this structure is still largely undetermined. The incentive for
restoring it is restoration itself not purpose. It will probably have multiple
uses over the years. I suspect that my daughter will see it as a playhouse
once finished. The rest of us are thinking storage.

Describe the present and original (if known) physical appearance
The Tuthill Farmstead is located on New Suffolk Lane in the unincor-
porated village of Cutchogue. Cutchogue is a small rural community
in the town of Southold at the eastern end of Long Island's north fork.
The farmstead consists of th~ main house and five contributing historic
farm support buildings, all of which sit on an approximately one acre
parcel. The farm complex is situated in a sparsely developed
agricultural area south of Cutchogue's central, business district.
The clapboard farmhouse sits close to the road and was built in two
sections. Its dependencies are located behind it on the rear of the
nominated property. The original, one-story 1~8 farmhouse has a
f~ve-.ba~)ce~tar entrance, center chimney plan. Numerous six-over-
szx wzn~ows with simple trim punctuate its clapboard exterior. A
long shed roof dormer has been added to the house's second floor rear
(east) elevation. The heavy wood frame structure sits on a brick
foundation and its gable roof is wood shingled. Attached to the
original farmhouse's north elevation is a two-story 1~0 wing. The
wing has an asphalt-shingled gable roof with flaring eaves and a
small one-story (flat roofed) projection on the north side. Single
two-over-two windows with simple trim punctuate all elevations. A
single first floor interior door opening provides access betwe~ the
two building sections. The house's interior in both.sections retains
numerous original features. The 1798 dwelling has three fireplaces
on ~e first floor and ore in the basement; the first floor kitchen
fireplace has a beehive oven. Other not~orthy featzres include
plaster finishes, simple wood trim, wide board wainsco~ng, panelled
bors, and wide hoard floors. The 18~0 wing retains plaster finishes,
simple trim, andwood grained doors.
Contributing farm support outbuildings on the nominated property
include: a one-story wash house, a privy, a one-story shop, a one-story
garage, and a large barn with attached watercower.
The wash house is a small one-story, wood frame structure. It has
vertical board and shingled exterior sheathing, a stone foundation,
and a gable roof. The building has a finished room with plaster
walls on its west side and an area for wood storage on the east
side. Next to the wash house is a small shop. This wood frame
structure has vertical board siding, a gable roof, and single door
openings. Behind the shop is a privy. It has vertical board
siding and a gable roof.
At the rear of the nominated property is a garage and barn. The
one-story garage has vertical board siding, a gable roof, a garage
opening with sliding door, and a shed-roofed rear (east) addition.
The large barn has several additions including a watercower and two

exterior sheathing and heavy wood framing members which were salvaged
from an eighteenth-century local church (after demolition). Vertical
board siding covers the one and two story rear additions. A two-
story wood frame supports the watertower. A variety of door openings
punctuate all sides of the barn.
The Tughill house and its farm support outbuildings are situated in
an undeveloped, virtually intact historic agricultural setting.

Statement of Signifloance (in one paragraph)
The David Tuthill Farmstead is historically and architecturally
significant for recalling the eighteenth-century settlement and
subsequent agrarian development of the eastern Long Island
community of Cutchogue. The virtually unaltered house is com-
posed of two sections; the original 1798 farmhouse was enlarged
with a 1880 wing. . In addition, the main house has a full complement
of historic farm support buildings which are set in an agrarian
landscape. Although the structures .which constitute the Tuthill
Farmstead are modest in appearance, they are remarkably unchanged
and~as such;are important examples of eighteenth and nineteenth
century vernacular building practices and craft techniques in
rural eastern Long Island as well as local agricultural practice.
The Tuthill farmhouse was built in 1798 by David Tuthill. It was
and is still situated in the undeveloped outskirts south of
Cutchogue's village center. This agricultural area had been
part of a 240-acre tract of land called Broadfieldsl which had been
cultivated since the community's mid-seventeenth century settle-
ment. David Tuthill, like a majority of Cutchogue'z local residents,
was a farmer. He was a descendent of one of Cutchogue's first
settling families and the farmstead remained in the Tuthill family
for successive generaCions until the mid 1970's.
In 1880, .the original farmhouse was doubled in size with the addition
of a two-story side wing. This building expansion is indicative of
the Tuthill family's increased size and prosperity. The addition
was attached to, yet did not compromise~the 1798 dwelling; a
single first floor door opening is the only access between the
two building sections.
The Tuthill Farmstead is architecturally significant as a relatively
intact, representative example of an historic eastern Long Island
farm complex. Both sections of the Tuthill Farmhouse illustrate
local buiding and craft practices in use on eastern Long Island
during the late eighteenth and nineteenth centuries. Architectural
'features which are characteristic of this local building tradition
include wood frame construction, clapboard and shingled exterior
sheathing, a five-bay (center entrance/chimney) plan, and simple
exterior and interior trim and finishes. The interiors of all
the farmstead buildings are remarkably well preserved, particularly
the main house, its wing, and the nearby wash house. Noteworthy
interior details include exposed wood frames, lath and plaster
walls, wood wainscots, panelled doors, and original hardware.
