THIS INDENTURE,made the " I day of January ,nineteen hundred and ninety—nine

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beingilF*jE near Greenport Village, Town of Southold, County of Suffolk
and State of New York, known and designated as Lot No. 48 on a certain
map entitled "Map of Eastern Shores at Greenport" which map was filed
in the Suffolk County Clerk' s Office on April 27, 1964 as Map No. 4021.
Being more particularly bounded and described as follows :
BEGINNING at a point on the westerly side of Tasker Lane distant 563.74
feet northerly from the extreme northerly end of the arc of a curve
connecting the said westerly side of Tasker Lane and the northerly side
of Sutton Place; running thence south 64 degrees 31 minutes 50 seconds
Tax Map west 184. 70 feet; thence north 20 degrees 42 minutes 00 seconds west
Designation 100. 35 feet; thence north 64 degrees 31 minutes 50 seconds east 176.35
feet to the westerly side of Tasker Lane; thence along the westerly
Dist. side of Tasker Lane South 25 degrees 28 minutes 10 seconds East 100
1000 feet to the point or place of beginning.
Sec. '=OGETHER WITH beach rights and access thereto as described in grant
033.00 made by H.J.S. Land & Development Corp. and J.M.S. Land & Development
Corp. to Eastern Shores, Inc. dated the 17th day of March, 1965 and
Bik. recorded in the Suffolk County Clerk ' s Office on March 18 , 1965 in
04.00 Liber 5716 at page 16.
Lots) Being and intended to be the same premises conveyed to the party of the
025.000 first part herein by deed dated January 9, 1998 recorded January 15,
1998 in Liber 11873 cp. 143.
TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read"parties"whenever the sense of this indenture so requires.
