All that certain plot, piece or parcel of land, together with the buildings and
improvements erected thereon, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, being shown and designated as and by lot
number 21 on a certain map entitled "Map of August Acres, Section One" filed in the
Suffolk County Clerk's Office on June 3, 1991 as Map No. 9107 and being bounded
and described as follows:
BEGINNING at a point on the Northeasterly side of August Lane where the same is
intersected by the division line between lots 20 and 21 on said map;
RUNNING THENCE North 49 degrees 53 minutes 10 seconds East, 158.67 feet;
THENCE South 45 degrees 35 minutes 00 seconds East, 263.35 feet to the
Northwesterly side of August Lane;
TEHNCE South 60 degrees 00 minutes 00 seconds West along the Westerly side of
August Lane 154.34 feet to Northeasterly end of the arc of a curve connecting the
