ALL that certain plot, piece or parcel of land, with the building and improvements thereon erected, situate, lying
and being east of the Village of Greenport, in the Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a concrete monument set on the westerly line of a 50 foot right of way, being the northeasterly
comer of premises now or formerly of Charles M. King and Helen King, his wife, and the southeasterly comer of the
premises herein described, from said point of beginning;
RUNNING THENCE along said land of King, South 63 degrees 09 minutes 50 seconds West, 120 feet, more'or
less,to the ordinary high water mark of a dredged canal;
RUNNING THENCE in a northerly direction along the ordinary high water mark of said dredged canal, 110 feet,
more or less, to the southerly line of said 50 foot right of way.North 65 degrees 59 minutes 20 seconds East, 140 feet.

BEGINNING at a point on the westerly side of a 50 foot wide right of way at a concrete monument marking the
division line between premises herein and the northerly line of land now or formerly of King; said point of beginning

also being located the following three courses and distances from a monument marking the Southeasterly corner of land
now or formerly of Yuma Corp.
1. South 20 degrees 50 minutes 10 seconds East along the Easterly side of said 50 foot wide right of way
260 feet to the southerly terminus of said 50 foot wide right of way;
