consideration paid by the party of the second part, does
hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of
the second part forever, in

the buildings and improvements thereon situate, lying and
being at Arshamomaque, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a iron pipe on the easterly line of Kerwin
Boulevard 441 . 34 feet southerly along said easterly line
from the southerly line of land of Long Island Railroad
Company; from said point of beginning running along land
of the party of the first part and passing through an
iron pipe North 550 01 ' 00" East 425 feet, more or less,
to the center of a gutter; thence southeasterly along
said center 98 feet, more or less; thence along other
land of the party of the first part and passing through
an iron pipe, South 47° 17 ' 00" West 478 feet, more or
less, to in iron pipe on said easterly line of Kerwin
Boulevard; thence along said easterly line North 340 59 '
00" west 150 . 0 feet to the point of beginning.
SUBJECT, HOWEVER, to the following:
1 . Covenants and restrictions of record, if any.
2 . Building and zoning ordinances of the Town of
Southold.
3 . whatever state of facts an accurate survey may show.
BEING AND INTENDED TO BE the same premises conveyed to
the party of the first part by virtue of deed dated April
19 , 1968 and recorded in the Suffolk County Clerk's
Office in Liber 6336 at Page 369 on April 24 , 1968 .
Together with all right, title and interest , if any,
of the party of the first part in and to any streets and
