WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold, County of Suffolk and State of New York,
arid-.being more particularly bounded and described as set forth on Schedule
"A" annexed hereto.

TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties"whenever the sense of this indenture so requires.

SCHEDULE A
ALL that certain 'plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lot No.
1 on a certain map entitled "Map of Fordham Acres Section 1" and filed in the Office
of the Clerk of the County of Suffolk on March 7, 1962 as Map No. 3519 and a
described parcel adjacent thereto, which said lot and described parcel when taken
together are more particularly bounded and described as follows:
BEGINNING at a point on thenortheasterly side of Gull Pond Lane distant
southeasterly 1873.52 feet (map) from the corner formed by the intersection of the
southerly side of Main Road (North Road) and the northeasterly side of Gull Pond
Lane;
RUNNING THENCE North 60 degrees 00 minutes East along the division line
between Lot nos. 1 and 17 on said map, 281.21 feet to the ordinary high water mark as
shown on Map No. 3519;
THENCE Southerly along said ordinary high water line on a tie line bearing South 4
degrees 00 minutes East a distance distance of 116.82 feet to land now or formerly of
M. Raynor;
THENCE in a westerly direction along said land now or formerly of M. Raynor the
following four courses and distances:
1. South 60 degrees 00 minutes West 108.17 feet;
2. South 43 degrees West 22.50 feet;
3. North 47 degrees 00 minutes West 6.88 feet (6.9 feet deed);
4. South 60 degrees 00 minutes West 48.30 feet to the northeasterly side of Gull Pond
Lane;
THENCE North 30 degrees 00 minutes West along said northeasterly side of Gull Pond
Lane 80.00 feet;
THENCE South 60 degrees 00 minutes West along the northwesterly side of Gull Pond
Lane 50.00 feet;
THENCE North 30 degrees 00 minutes West again along the northeasterly side of Gull
Pond Lane 25.00 feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the party
of the first part herein and Charmian D. Farrell by deeds recorded
in Liber 6093 cp536, Liber 9649 cp517 and Liber 11651 cp689.
