Bargain & Sale Deed, with Covenant Against Grantor's Acts
This Indenture ., made the 4q, day of

WILLIAM H. HANFF and IRMA HANFF, his wife, as
tenants by the entirety, of Sixth Street, in the
Village of Greenport, Town of 'Southold, County of
Suffolk and State of New York
party of the first part, and
WILLIAM H. HANFF, JR. residing at 81 Kent Lane,
Trumbull, Connecticut 06611, reserving to WILLIAM
H. HANFF and IRMA HANFF, his wife, a Life Estate in
the premises;
party of the second part,
Witnesseth, that the party of the first part, in
consideration of ten ($10.00) dollars and no cents,
lawful money of the United States, paid by the party of
the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever,
SECTION: All that certain tract, piece or parcel of land,
situate, lying and being in the Village of Greenport,
Town of Southold, County of Suffolk and State of New
York, bounded on the North by other land formerly of
Charles G. Bailey one hundred sixty-five (165) feet; on
BLOCK: the East by land formerly belonging to Henry Worthen
and now of Henry Boeram fifty (50) feet; on the South
2 by land ofrmerly of Louis J. Victory one hudnred sixty-
five (165) feet and on the West by Sixth Street fifty
LOT: (50) feet.
Reserving to the Grantors herein a Life Estate in the
6 above premises.
BEING AND INTENDED TO BE the same premises conveyed
to the Grantors, WILLIAM H. HANFF and IRMA HANFF,
herein, by Deed dated March 16, 1943, which Deed was
recorded with the Suffolk County Clerk on March 17,
1943 , in Liber 2277 of Deeds at Page 213 .
Together with all right, title and interest, if
any, of the party of the first part in and to any
streets and roads abutting the above described premises
to the center lines thereof,
Together with the appurtenances and all the estate
and rights of the party of the first part in and to
said premises;
To have and to hold the premises herein
granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part
forever.
and the party of the first part covenants that the
party of the first part has not done or suffered
anything whereby the said premises have been incumbered
in any way whatever, except as aforesaid.

and the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of
the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read
"parties" whenever the sense of this indenture so
requires.

part has duly executed this Deed the day and year first
