This Indenture, made the � � r day of February, Nineteen Hundred and Ninety-Nine
Between DONALD E. RITTER and ARLENE A. RITTER, his wife, residing at 59 Washington Avenue,
Greenport, NY 11944 and 540 North Robson, Mesa, AZ 85201 respectively,
party of the first part, and DONALD E. RITTER, residing at 59 Washington Avenue, Greenport,
NY 11944,
party of the second part, 1009 - 2L
Witnesseth, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Greenport, Town of Southold, County of
Suffolk, State of New York, said lot being more particularly bounded and described as
follows:
BEGINNING at a monument on the southerly line of Washington Avenue, at the northwesterly
corner of lot 56 as shown on "Map of Washington Heights," filed in the Suffolk County Clerk's
Office as map number 651, said point of beginning being the northeasterly corner of the
premises herein described,, from said point of beginning;
RUNNING THENCE along said lot 56 South 2 degrees 23 minutes 10 seconds East, 135.18 feet to a
monument and land of the Village of Greenport;
THENCE along said land of the Village of Greenport, three courses, as follows:
1) South $7 degrees 36 minutes 50 seconds West, 50 feet to an iron pipe;
2) South 2 degrees 23 minutes 10 seconds East, 14.82 feet to a monument;
3) South 87 degrees 36 minutes 50 seconds West, 25 feet to a monument and land now or
formerly of Howard Roane;
THENCE along said land now or formerly of Roane, North 2 degrees 23 minutes 10 seconds West,
150 feet to a monument on said southerly -line fo Washington Avenue;
THENCE along said southerly side of Washington Avenue, North 37 degrees 36 minutes 50 seconds
East, 75 feet to the point of place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein in deed dated
November 6, 1970, recorded on November 18, 1970 in Liber 6842, cp 63.
Together with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first part
in and to said premises; To Have and to, Hold the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
