parties of the first part, and
ROBERT A. LOVE, JR, and JOAN E. LOVE, tenants in common, residing at 350 Aborn Lane,
Cutchogue, NY 11935, as tenants in common, parties of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)-Dollars,
and other good and valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
All that certain plot, piece or parcel of land, situate, lying and being at Nassau Point or Little Hog
Neck in the Town of Southold, County of Suffolk and State of New York known and designated as
Lot Number 101 on a certain map entitled "Amended Map A of Nassau Point owned by Nassau
Point Club Properties Inc., situate in the Town of Southold, Long Island, New York" surveyed June
28, 1922 by Van Tuyl, C.E. & Surveyor of Greenport, New York and filed in the Office of the Clerk of
the County of Suffolk on August 16, 1922 as Map Number 156.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed
dated February 23, 1993 and by Roy A. Schmidt and recorded in the Suffolk County Clerk's office in
Liber 11621 cp 154
TOGETHER with all rights of way of record or on the filed map.
SUBJECT TO covenants and restrictions of record and together with all rights thereunder.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties" whenever the sense of this indenture so requires.
