party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being near Greenport, Town of Southold,
Suffolk County, New York, bounded and described as follows:
BEGINNING at the northeasterly corner of the parcel herein described and the northwesterly corner of
other land of the party of the second part (as conveyed to said party of the second part by deed from Judith A.
Deegan dated April 27, 1999 and recorded in the Suffolk County Clerk's Office on May 13, 1999 in Liber
11962 cp 833);
RUNNING THENCE along said other land of the party of the second part, and along the ordinary high
water mark of a dredged canal on a tie line South 31 degrees 33 minutes 09 seconds East 109.94 feet to land
now or formerly of King;
THENCE along said land now or formerly of King and through said dredged canal known as "Fordham
Canal", the following three(3) courses and distances:
(1) South 63 degrees 09 minutes 50 seconds West 58.20 feet; thence
(2) North 30 degrees 22 minutes 50 seconds West 112.55 feet; thence
(3) North 65 degrees 59 minutes 20 seconds East 56.18 feet to the point or place of BEGINNING.
Containing 0.145 acres, including parts of Lots 12 and 13 show on"Map of Fordham Acres, Section
Two", filed in the Suffolk County Clerk's Office as Map No. 4605.
BEING AND INTENDED TO BE a portion of the same premises as conveyed to the party of the first
part by deed dated April 30, 1980 and recorded in the Suffolk County Clerk's Office on June 3, 19980 in Liber
8831 cp 294.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
