WITNESSETH, that the party of the first part, in consideration often dollars and omcr valuable consideration paid'by thc party
of the second pan, does hereby grant and release unto thc party of the second part, the heirs or successors and assigns of the party of
the second par~ forever, as to an undivided fifty percent (50%) interest in and to
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk and State of New Yorkf bounded and
described as follows:
BEGINNING at a point on the northerly side of Sound View Avenue, where the said
northerly line of Sound View Avenue is intersected by the westerly boundary
line of land now or formerly of McMahon;
RUNNING THENCE South 83° 50' 00" West along the northerly side of Sound View
Avenue, a distance of 158.75 feet to a monument and land now or formerly of
Singer;
RUNNING THENCE along land now or formerly of Singer, North 21° 14' 10" West a
distance of 270 feet; more or less, to the high water mark of Long Island
Sound;
RUNNING THENCE along the high water mark of Long Island Sound as it winds and
turns to land now or formerly of McMahon, on a tie line, North 84° 52' 30" East
149.40 feet more or less;
RUNNING THENCE along land now or formerly of McMahon South 23° 18' 15" East, a
distance of 270 feet more or less, to the point or place of BEGINNING.
Being and intended to be all of the right, title and interest of the party of
the first part in the premises described in deed dated March 11, 2011 and
recorded in the Office of the Suffolk County Clerk on April 1, 2011 in biber
12655 page 910.
Said premises being known as and by 21075 Soundview Avenue, Southold, New York.
This is a CORRECTION DEED, the purpose of which is to correct the deed dated
September 28, 2011 recorded in the Suffolk County Clerk's Office on October 17,
2011 'in Liber D12674, Page 072 (which deed incorrectly referred to the date of
The David J. Moore 2011 Residence Trust as September 15, 2001), to confirm that
the date of the David J. Moore 2011 Residence Trust Agreement is September 28,
TOGETHER with ail right, title and interest, if any, oflhe party of the first part, in and lo any streets and roads abutting the above-
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose
of paying thc cost of thc improvement and will apply the same first to the payment of the cost of the improvement before using any
par~ of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
