successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the smrte for any other purpose. The word "party" shall be constvaed as if it read "parties" whenever the

SCHEULE A
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being east of the Village of Greenport, in the Town of SouthoId, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the westerly line of a 50 foot right of way, being the
northeasterly comer of premises now or formerly of Charles M. King and Helen King, his wife, and the
southeasterly comer of the premises herein described, from said point of beginning:
RUNNING THENCE along said land of King, South 63 degrees 09 minutes 50 seconds West, 120
feet, more or less, to the ordinary high water mark of a dredged canal;
RUNNING THENCE in a northerly direction along the ordinary high water mark of said dredged
canal, 110 feet more or less, to the southerly line of said 50 foot fight of way North 65 degrees 59 minutes
20 seconds East, 140 feet, more or less;
RUNNING THENCE along the westerly line of said 50 foot right of way, South 20 degrees 50
minutes 10 seconds East, 103.23 feet to a concrete monument and the point or place of beginning.
TOGETHER with a right of way 50 feet in width from the southeasterly comer of the above
described premises northerly and then westerly and then again northerly to Wiggins Lane, a Town
Highway.
TOGETHER with a right in common with others to use the dredge canal adjacent to said premises
provided, however, that no structures shall be erected in said canal without the consent of the parties of the
first pan, their heirs and assigns. Premises herein are also described as follows:
ALL THAT CERTAIN PIECE, plot or parcel of land situate, lying and being near Greenport, Town
of Southold, Suffolk County, New York, bounded and described as follows:
BEGINNING at a point on the westerly side of a 50 foot wide fight of way at a concrete monument
marking the division line between premises herein and the northerly line of land now or formerly of King;
said point of beginning also being located the following three (3) courses and distances from a monument
marking the southeasterly comer of land now or formerly of Yuma Corp.
1. South 20 degrees 50 minutes 10 seconds East along the easterly side of said 50 foot wide
right of way 260 feet to the southerly terminus of said 50 foot wide right of way;
2, South 56 degrees 39minutes 50 seconds West along the southerly terminus 51.21 feet to the
westerly line of said right of way;
3. Along the westerly line of said right of way, North 20 degrees 50 minutes 10 seconds West,
115 feet to the point or place of BEGINNING.
RUNNING THENCE from said point or place of BEGINNING along the said lands now or
formerly of King, South 63 degrees 09 minutes 50 seconds West, 120 feet, more or less, to the canal;
THENCE Northerly along the said canal, 110 feet, more or less, to the southerly line of said 50 foot
wide right of way;
THENCE Easterly along said southerly line of said 50 foot wide right of way, North 65 degrees 50
minutes 20 seconds, East 140 feet, more or less, to its intersection of the westerly line of said right of way;
THENCE Southerly along the westerly line of said right of way, South 20 degrees 50 minutes 10
seconds East, 103.23 feet to land now or formerly of King, the point or place of BEGINNING.
