above described premises to the center lines thereof', TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second pan, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Orient, in the Town of Southold, County of
Suffolk and State of New York, being known as Ryder Landing as shown on a certain map entitled, "Map of Orient Bay
By the Sea, Section 2" filed in the Office of the Suffolk County Clerk on October 26, 1961 as Map No. 3444 said Ryder
Landing being bounded and described as follows:
BEGINNING at a point on the northerly side of Sound View Road distant 47.65 feet easterly as measured along the north
side of Sound View Road, from the comer formed by the intersection of the northerly side of Sound View Road with the
easterly side of Ryder Farm Lane;
RUNNING THENCE North I degrees 38 minutes 20 seconds West, 261.88 feet to the mean high water mark of Long
Island Sound;
THENCE along the mean high water mark of Long Island Sound on a tie line course bearing North 66 degrees 10 minutes
04 seconds East, 102.84 feet to a point and the westerly line of Lot 45 on said map;
THENCE South I degrees 42 minutes 30 seconds East, 271.24 feet to the northerly side of Sound View Road;
THENCE South 71 degrees 12 minutes 40 seconds West, 100.00 feet along the northerly side of Sound View Road, to the
point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
