party of the second part,
WITNESSEM,that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on July 27, 1998 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of -----

paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beinginthe at Greenport, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a monument on the westerly line of Madison Street, 325.88 feet
southerly along said line from the southerly line of North Road;
RUNNING THENCE along said westerly line of Madison Street, two courses,
as follows:
1. South 06 degrees 17 minutes 40 seconds East a distance of 50.45 feet
to a point;
2. South 13 degrees 53 minutes 20 seconds East a distance of 75.00 feet to
land of Husek;
THENCE along said land of Husek, South 76 degrees 06 minutes 40 seconds
est a distance of 120.00 feet to the easterly boundary of "Fleetfield";
THENCE along said boundary of "Fleetfield", North 13 degrees 53 minutes
20 seconds West a distance of 125.00 feet to land of Parish;
THENCE along said land of Parish North 76 degrees 06 minutes 40 seconds
ast, a distance of 126.67 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Edward Rovello
and Hermena J. Rovello, his wife by deed dated 6/12/63 recorded 7/29/63 in
DESIGNATION TAX MAP fiber 5387 page 26.
