WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party-of the second part, the heirs or successors and assigns of the party of the second-part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,
situate, lying and being in.the

TOGETHER with.all right,title and interest,if any, of the party of the first part in and to any streets and
roads abuXting the above-described premises to the-center lines thereof

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything.
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word"party" shall be construed as if it read"parties"whenever the
sense of this indenture so requires.

SCHEDULE "A"
ALL THAT CERTAIN, plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at the intersection of the Easterly line of Main Street with the Northerly line of Monsell Place
at the Southwesterly corner of the premises herein described, and running along said Easterly line of Main
Street North 28 degrees 25 minutes West a distance of 98.37 feet;
THENCE along the Northerly parcel of land of the O.J. Monsell Estate North 71 degrees 52 minutes East a
distance of 132.40 feet to a stake and land of August Anderson;
THENCE along said land of August Anderson two courses, as follows:
1. South 17 degrees 09 minutes 30 seconds East a distance of 25.13 feet; thence
2. North 73 degrees 47 minutes East a distance of 10.61 feet to a point;
THENCE along the land of Ida M. Morris, South 17 degrees 21 minutes 20 seconds East a distance of
72.58 feet to said Northerly line of Monsell Place;
THENCE along said Northerly line of Monsell Place South 72 degrees 26 minutes 40 seconds West a
distance of 124.28 feet to the point of BEGINNING.
RESERVING, HOWEVER, a legal life estate in the above-described premises to the party of the first part.
THE PARTY OF THE FIRST PART hereby reserves a special power of appointment, exercisable as often
as he may choose, to change the remaindermen as follows: to or among any one or more members of a class
consisting of the party of the first part's descendants, in any degree, whether presently living or born
hereafter, in such proportion and amounts, without regard to equality, outright or in trust, as the party of the
first part may direct and appoint during his lifetime by a properly written and acknowledged instrument, and
recorded prior to death, making specific reference to this power of appointment. The party of the first part
may not appoint himself, his estate, his creditors or the creditors of his estate, under any circumstances.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated
November 28, 1997 recorded in the Office of the Clerk of the County of Suffolk on December 11, 1997 in
Liber 11867 page 189.
