QUITCLAIM DEED
The terms "Grantor" and "Grantee" shall include their respective heirs, devisees,
personal representatives, successors and assigns; any gender shall include all
genders, the plural number the singular and the singular, the plural.
THIS INDENTURE made this day of July, A.D. 1998, by and between
WILLIAM J. HEINS and EVELYN M. HEINS, his wife, hereinafter referred
to as Grantor,
and
WILLIAM J. HEINS and EVELYN M. HEINS, Trustees of the WILLIAM J.
HEINS AND EVELYN M. HEINS LIVING TRUST dated July � , 1998,
whose post office address is 5244 South Riverview Drive, Homosassa,
Florida 34448, hereinafter referred to as Grantee,
WITNESSETH: Grantor, in consideration of the sum of ten dollars and other
valuable considerations to Grantor in hand paid by Grantee, receipt of which is
hereby acknowledged, does hereby release, remise and quitclaim to Grantee any and
all of the right, title and interest of Grantor in and to the following described
property si_uate in Suffolk County, New York .
All that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being just
North of the Village of Greenport, in the town of Southold, Suffolk
County, State of New York, bounded and described as follows:
Beginning at a point on the Easterly line of Sound Road which point
is 91.50 feet in a Northerly direction from the place where said
Easterly line of Sound Road is intersected by the Northerly line of
land Nagel; Running thence along land or Harrower North 62deg 28,40"
east 144.15 feet; thence South 27deg 471130" East along land now of
Edwin H. King 77.50 feet; thence South 62deg 28140" West 144.51 feet
to the Easterly line of Sound Road; thence North 27deg 31120" West
77.50 feet to the point of Beginning.
TOGETHER with a right of way to pass on foot or with vehicles over
a strip of land 14 feet in width adjoining premises hereinbefore
described on the South, the southerly line of said right of way
being the land of Nagel.

Under the terms of the Trust instrument, Trustee(s) has full power and authority
to protect, conserve, sell, lease, encumber, subdivide, dedicate, assign or to
.,'otherwise manage and dispose of the property herein described in accordance with
Section 689 .071, Florida Statutes.
This instrument has been prepared upon information furnished by Grantor. The
Title to this property has not been searched and is neither guaranteed nor
insured.
