WITNESSETH, that the party of dte fust put, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being inabr at Arshmomoque,in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northerly side of North Road(C.R. 48)at the westerly line of land now
or formerly of Agnes E. Freese et. al.,said point also being distant westerly 350.63 feet as measured
along same from the westerly line of land now or formerly of P.M. Tasker;
RUNNING THENCE along the northerly side of North Road(C.R. 48)South 70 degrees 35 minutes
00 seconds West, 150.27 feet to land now or formerly of June E. Egan and Robert D. Farrell;
RUNNING THENCE along said lands North 16 degrees 00 minutes 30 seconds West, 307.55 feet to
Long Island Sound;
RUNNING THENCE along Long Island Sound on a tie line course the following two(2)courses and
distances:
1. North 83 degrees 39 minutes 33 seconds East, 58.36 feet;
2. North 74 degrees 091minutes 25 seconds East,92.47 feet to land now or formerly of Agnes E.
Freese;
RUNNING THENCE along said lands South 16 degree 00 minutes 30 seconds East 288.55 feet to the
northerly side of North Road(C.R. 48),at the point or place of BEGINNING.
PREMISES herein described are and intended to be the same as those described in deed recorded in '
Liber 11646 cp 992. i
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the anter litres thereof; TOGETHER with the appurtenanon and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the patty of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first put covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "patty" Shall be construed as if it read "parties" whenever the sense of this indenture so requires.
