Wickham Case, Commissioners in Partition of the Wiggins Estate, as Lot Number 176, said lot being more particularly bounded and described as follows:- BEGINNING at a point on the westerly side of Sixth Street, distant 100.0 feet southerly from the corner formed by the intersection of the westerly side of Sixth Street, with the southerly side of Linnet Street; RUNNING THENCE along the westerly side of Sixth Street, South 07 degrees 18 minutes 40 seconds West, 50.0 feet to Lot 177 on said map; RUNNING THENCE along the division line of Lots 176 and 177 North, 82 degrees 41 minutes 20 seconds West, 165.0 feet to the Village of Greenport line; RUNNING THENCE North 06 degrees 58 minutes 30 seconds East, 50.0 feet to Lot 175 on said map; RUNNING THENCE along the division line of Lots 175 and 176, South 82 degrees 41 minutes 20 seconds East, 165.0 feet to the westerly side of Sixth Street and the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Ettore Giovanelli, as Devisee under the Last Will and Testament of Joseph Giovanelli, deceased, dated May 19, 1987, and recorded in the Suffolk County Clerk's Office on May 26, 1987, in Liber 10327 page 291. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
