parties of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the parties of the second part, does hereby grant and release unto the parties
of the second part, the heirs or successors and assigns of the parties of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, situate, lying, and being in the Village
of Greenport, Town of Southold, Suffolk County, New York, bounded and described as
follows:
BEGINNING at a point on the westerly line of Fifth Street at the southeast corner of land
formerly of John Evansen, which point is one hundred (100) feet south of the southwest corner
of Fifth Street and Clark Street, running thence westerly and partly along the land formerly of
Evansen one hundred sixty-six (166) feet, more or less, to the northwest corner of Lot "C" as
shown on Map entitled "Plan of Lots on Fifth, Sixth Streets and Peconic Bay, Greenport,
Suffolk County, New York, belonging to Gerald S. Johnsen, Charles H. Bateman, C.E., May
1905" and filed in the office of the Clerk of Suffolk County, running thence southerly and
along the westerly line of Lot "C" and partly along the westerly line of Lot "D"as shown on
said map a distance of sixty (60) feet, running thence easterly and parallel with the first course
one hundred sixty-six (166) feet to a point on the westerly line of Fifth Street one hundred
sixty (160) feet south of the southwest corner of Fifth Street and Clark Street, running thence
northerly along the westerly line of Fifth Street sixty (60) feet to the point or place of
beginning.
TOGETHER WITH all the right, title and interest of the party of the first part of, in and to
such portion of Fifth Street as adjoins the premises to the center line thereof.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first par
dated November 14, 1963 and recorded in the Suffolk County Clerk's office on November 15
1963 in Liber 5452 of deeds at page 192.
RESERVING, HOWEVER, a legal life estate in the above-described premises with th-
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OI
APPOINTMENT, exercisable as often as she may choose, to change her remainderman a:
follows:
TO or among any one or more members of a class consisting of the party of the first part';
descendants, in anyklegree, whether presently living or born hereafter, in such proportions an(
amounts, without regard to equality, outright or in trust, as the party of the first part may direc
and appoint during her lifetime by a properly written and acknowledged instrument, and recordec
prior to death, making specific reference to this power of appointment. The party of the first par
may not appoint herself, her estate, her creditors or the creditors of her estate, under am
circumstances.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to ani
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances.and all the estate and rights of the party of the first part in and to saic
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the seconc
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or sufferec
anything whereby the said premises have been encumbered in any way whatever, except a,
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right tc
receive such consideration as a trust fund to be applied first for the purpose of paying the cost o1
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and yeal
