THIS INDENTURE, made the 3 day of July, nineteen hundred and ninety-eight

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being near the Village of Greenport, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:-
BEGINNING at a monument on the northerly line of the North Road, 408.44 feet easterly along
said northerly line from Sound Avenue, said point of beginning being the southeasterly corner of
land of the party of the first part and the southwesterly corner of land conveyed to Edwin H. King
by Sinuta by deed dated January 15, 1953; from said point of beginning;
RUNNING along said land of the party of the first part, two courses as follows:- (1) North 14
degrees 44 minutes 40 seconds West, 222.88 feet to a monument; thence (2) South 74 degrees 13
minutes 50 seconds West, 311.16 feet to land of Nagle;
THENCE along said land of Nagle, two courses as follows: (1) North 27 degrees 02 minutes 50
seconds West, 25.0 feet to a monument; thence (2) South 62 degrees 28 minutes 40 seconds
West, 144.58 feet to the easterly line of said Sound Avenue;
THENCE along said easterly line of Sound Avenue, North 27 degrees 31 minutes 20 seconds
West, 14.0 feet to land ofUhorchak;

THENCE along said land of Uhorchak, North 62 degrees 28 minutes 40 seconds East, 144.51
feet;
THENCE along said land of Uhorchak and along land of Molly Harrower, North 27 degrees 47
minutes 30 seconds West, 111.0 feet to a monument and land conveyed to Edwin H. King to said
Sinuta;
THENCE along said land of Sinuta, two courses as follows: (1) North 66 degrees 00 minutes 30
seconds East, 389.47 feet to a monument; thence (2) South 30 degrees 58 minutes 00 seconds
East, 198.28 feet to a monument and other land of said Sinuta;
THENCE along said other land of Sinuta, South 67 degrees 34 minutes 00 seconds West, 79.85
feet to a monument and said land conveyed by said Sinuta to Edwin H. King;
THENCE along said land of Edwin H. King, South 14 degrees 44 minutes 40 seconds East,
224.79 feet to a monument on said northerly line of North Road, South 74 degrees 21 minutes 00
seconds West, 16.0 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from John Thorton Mills and Isabelle Treat Mills his wife, dated 9/29/49, and recorded in
the Suffolk County Clerk's Office on 9/30/49 in Liber 3000 cp 116; and by deed from Edwin H.
King dated 12/4/56 and recorded in the Suffolk County Clerk's Office on 12/6/56 in Liber 4225
cp 57; and by deed from Sophie Sledjeski dated 1/19/93 and recorded in the Suffolk County
Clerk's Office on 1/19/93 in Liber 11621 cp 586.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of tht party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
