WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, situate, lying and being in the Village of
Greenport, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:-
BEGINNING at the intersection of the southerly line of Front Street with the easterly line of
Third Street; and
RUNNING THENCE along said southerly line of Front Street, North 84 degrees 33 minutes
30 seconds East, 67.00 feet to land now or formerly of Greenport Play House, Inc.;
THENCE along last described land, South 04 degrees 51 minutes 20 seconds East, 141.78 feet
to the lands now or formerly of Burton Potter Post American Legion;
THENCE along other lands last above mentioned formerly being land of Flora Z. Morrissey
and Henry G. Frankenbach, South 83 degrees 20 minutes West, 62.50 feet to said easterly line
of Third Street;
THENCE along said easterly line of Third Street, North 06 degrees 40 minutes West, 143.15
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Alexander G. Koke dated 1/21/87 and recorded in the Suffolk County Clerk's
Office on 1/30/87 in Liber 10235 cp 361.
