L30 THIS INDENTURE, made the day of November, nineteen hundred and ninety-eight
BETWEEN
DOMENICO CALABRESE and GIUSEPPA CALABRESE, husband and wife, both residing at
613 Front Street, Greenport,NY 11944

DIANE RIES, residing at 281 Avenue C, Apt. 7E,New York,NY 10009
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York,
being a portion of a lot known and designated on a certain map entitled, "Plan of S. Buel
Corwin's Estate, Greenport, Suffolk County, New York, as laid out in part in 1882,
resurveyed in June 1904, for Referee's Sale July 2, 1904, C.H. Bateman, Engineer and
Surveyor of Shelter Island" and now or hereafter to be filed in the Office of the Clerk of the
County of Suffolk as and by Lot No. 60, the portion of said lot hereby conveyed being
bounded and described as follows:-
BEGINNING at a point on the southerly side of Front Street, distant 90.71 feet easterly from
the corner formed by the intersection of the southerly side of Front Street and the easterly side
of Seventh Street;
RUNNING THENCE North 89 degrees 33 minutes 30 seconds East along the southerly side of
Front Street, 60.48 feet to a monument set in the westerly line of Village of Greenport;
THENCE South 07 degrees 17 minutes 40 seconds West along said line, 150 feet to a
monument and land now or formerly of Paul F. Deduck and Catherine A. Deduck;
THENCE South 89 degrees 32 minutes 10 seconds West along said land, 60.32 feet to a
monument and land formerly of R. Van Tuyl;
THENCE North 07 degrees 14 minutes 00 seconds East along said last mentioned land, 150
feet to the southerly side of Front Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Ruth G. Bush and Nathan Bush dated 9/16/74 and recorded 9/18/74 in Liber 7716
cp 508.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the fust part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
