now or formerly of Powell;
THENCE along said land now or formerly of Powell, South 22 degrees 24 minutes
40 seconds East, 195.0 feet more or less to the ordinary high water mark of
Sterling Creek;
THENCE on a tie line with the ordinary high water mark of Sterling Creek,
South 56 degrees 38 minutes 10 seconds West, 151.02 feet to land now or formerly
of Gardner;
THENCE along land now or formerly of Gardner, North 5 degrees 24 minutes 40
seconds West, 220.00 feet to the southerly side of Robinson Road and the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated June 3, 1993, and recorded in the Office of the Clerk of the
County of Suffolk on June 9, 1993, in Liber 11632 of Deeds at page 253.
TOGETHER with a right of way over said proposed 50 feet highway to be known as
"Robinson Road" from the northeasterly corner of premises westerly about 300 ,feet

cration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply
the saute first to the payment of the cost of the inlproveulent before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
