MILDRED D. KNIPPER, as Trustee of the MILDRED D. KNIPPER LIVING,
TRUST, a Revocable Trust dated ) - / c/-99 , and any
amendments thereto, residing at 57 Dartmouth Street, Garden City,
NY 11530, or her successor Trustee(s)
party of the second part,
WITNESSETH,that the party of the firstpart, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot #22, as shown on a certain map entitled "Map of Harbor
Lights Estates, Section One, Bayview, Town of Southold, Suffolk County, N.Y."
made by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport, N.Y. , and
filed in the office of the Clerk of the County of Suffolk on June 8, 1965 as
Map 114362.
TOGETHER with an easement of egress and ingress over the streets and roads
shown on said filed map out to the nearest legally opened highway.
TOGETHER with the use, in common with others, of the beach area and parking area
adjacent thereto; said beach area having a depth of approximately 50 feet from
the average high water mark on Peconic Bay, and having a length of 900 feet, more
or less, measured along the ordinary high water mark, and said parking area
having a frontage on the northerly side of Harbor Lights Drive of approximately
150 feet, running westerly along said street from Lot /17, and having a depth of
not less than 150 feet northerly of Harbor Lights Drive. The parking area shall
be immediately adjacent,and contiguous to the beach area herein referred to. Said
beach and parking area shall be for the sole use and benefit of the residents of
Harbor Lights Estates, comprising a development of approximately 125 acres.
SAID PREMISES being known as and by street address 350 Brigantine Drive, Southold,
NY 11971; District 1000 , Section 79 , Block 4 , Lot 43 , Suffolk
County.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated March 15, 1968 and recorded on March 19, 1968 in the Suffolk
County Clerk's Office in Liber 6319, Page 405.

and all the estate and rights of the party of the first part in and to said premises; TO IIAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
