THENCE from said point and place of BEGINNING in a southerly direction South 28 degrees 25 minutes Block 01.00 00 seconds East a distance of 121.83 feet to a point and the lands now or formerly of Francis W. Rhinow; Lot 019.002 THENCE along the lands now or formerly of-Francis W. Rhinow South 59 degrees 32 minutes 30 seconds West a distance of 23.56 feet to a point and the Greenhill Cemetery; THENCE along the Greenhill Cemetery South 75 degrees 09 minutes 00 seconds West a distance of 98.53 feet to a point and the land of the Village of Greenport; THENCE in a northerly direction along the land of the Village of Greenport North 28 degrees 25 minutes 00 seconds West a distance of 111.74 feet to a monument and the lands now or formerly of Richard and Jean Marie D'Ambrosio; THENCE North 67 degrees 24 minutes 50 seconds East a distance or 120.00 feet to the point or place of BEGINNING. TOGETHER WITH a Right of Way being 12 feet in width from the westerly line of Main Street to the easterly line of the aforedescribed premises,being described as follows: BEGINNING at a monument at the intersection formed by the southerly line of Richard and Jean Marie D'Ambrosio and the westerly side of Main Street; said monument being a distance of 280.08 feet as measured in a southerly direction along the westerly side of Main Street from the intersection formed by the southerly line of Washington Avenue with the westerly line of Main Street; RUNNING THENCE from said monument set at the point and place of BEGINNING in a southerly direction along the westerly side of Main Street South 28 degrees 25 minutes 00 seconds, East a distance of 12.06 feet to a point; THENCE South 67 degrees 24 minutes 50 seconds West a distance of 230.00 feet to a point; THENCE North 28 degrees 25 minutes 00 seconds West a distance of 12.06 feet to a point and the lands now or formerly of Richard and Jean D'Ambrosio; THENCE North 67 degrees 24 minutes 50 seconds East a distance of 230.00 feet to a monument and the point and place of BEGINNING. SUBJECT to covenants,easements,restrictions and agreements of record, if any. SAID PREMISES also known as Section 002.00, Block 01.00,Lot 019.002. SAID PREMISES also known as 837B Main Street,Greenport,New York. BEING AND INTENDED to be the same premises conveyed to the party of the first part herein by deed dated November 1, 1990 and recorded in the Office of the Clerk of the County of Suffolk on November 5, 1990 in Liber 11165,Page 367. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part.will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
